  1. LAND GRABBING ACT

Investors from outside Gujarat often have one main concern before investing in Dholera — whether someone could illegally कब्ज़ा (encroach) on their land. But in Dholera, the land system is structured in such a way that no one can illegally occupy anyone’s land, and the land there is secured accordingly.

Key Aspects of the Act:

  • Definition of Land Grabbing: Encompasses seizing private or government land illegally, including through illegal squatting, forged documents, or intimidation.
  • Special Courts: The act establishes special courts for rapid trial, designed to dispose of cases within six months.
  • Legal Action: The burden of proof often rests on the alleged land grabber to prove the legality of their possession.
  • Committee Action: A district-level committee chaired by the Collector reviews complaints to determine if they constitute land grabbing, followed by initiating legal action and registering FIRs.
  • Amendments: The law was amended by the Gujarat Land Grabbing (Prohibition) (Amendment) Ordinance, 2022 to further tighten restrictions.

2. Loading in Plots

Loading is an important aspect that you should understand before investing. In Dholera, the plots you get are in gated communities, and all the common facilities within them—such as internal roads, parks, gardens, and other amenities—are accounted for in the project. A certain percentage of your land is allocated to these common facilities, and this is clearly mentioned in the registry.

The benefit of this is that the ownership of the common land remains with the plot holders, not the developer, so the developer cannot make any personal construction on that land in the future. In every project, loading may vary depending on the common facilities provided.

3. The Special Investment Region (SIR) Act- 2009

The State Government ha established a comprehensive framework for Special Investment Region through the Gujrat Special Investment Region Act, 2009, which came into effect on 6 January 2009. The legislation reflects the Government’s commitment to developing world-class economic hubs, aligned with the standards of the fastest-growing global economies.

Highlights of Gujrat SIR Act 2009:-

  • Gujrat SIR Act enables the Gujrat Government to establish, develop, operate and regulate the Special Investment Region(SIR).
  • As per the Act, the government is empowered to declare Investment Region or Industrial Areas and designate them as Special Investment Region (SIR).
  • An Investment Region will have an area of more than 100 sq. km. and an Industrial Areas will have an area of more than 50 sq km.
  • The Gujrat Special Investment Region Act, 2009 strengthens industrial development through clear governance, faster approvals, and planned infrastructure. It aids high-value investments, create large investment zones and support sustainable urban growth.

 4. Model

For affordable housing in Dholera plots, the private builder develops the project on private land by providing basic infrastructure such as roads and other essential amenities, along with housing units as per the approved development process. All paperwork, registrations, and statutory approvals—including NA/NOC, planning, layout, and design approvals—are duly approved and backed by the Ahmedabad Urban Development Authority (AUDA).

These plots are approved by Dholera and Ahmedabad Urban Development Authority and being developed by private developers. You can choose any projects, all payments go through official accounts and the government handled your property registration, mutation and other documentation.

5. VISIT POLICY

The company offers a free site visit, but we reserve the right to decide the travel mode. This visit is only available after allotment, once you complete 10% of the total amount of booking.
